About us

Corn Island is located in the Caribbean Sea, 52 miles from the port city of Bluefields in Nicaragua. Its population of approximately 8500 is predominantly Carib.
The resort is located on the south west beach of Corn Island, out of the wind and in front of the coral reefs. It is an absolute top location.
Paraiso is the most popular resort on Corn Island because of its location and facilities. It was built in 1996 and fully renovated in 2008 in a typical island style.
The total size of the property is about 3 Acres and because the structures only use about 1 Acre, there is a lot of space available for expansion.
The resort is the most popular one on the island and so is the restaurant. The new owner can count in a high monthly income moment the key is handed! The resort has an excellent occupation rate and many contacts with travel agents and tour operators.

Location / Surroundings

One of the things which first strikes the visitor to Nicaraguas Corn Island (Isla del Maiz) is the dichotomy of the people, their language and their customs compared with those on the mainland. A visitor described his first visit to Corn Island by saying "I closed my eyes, listened to the conversation and the music, and thought I was somewhere else...like Jamaica." Corn Island is located in the Caribbean Sea, 52 miles from the port city of Bluefields. Its population of approximately 8500 is predominantly Carib.
Corn Island is popular as a holiday resort because it is perfect for bathing, diving, surfing, fishing, snorkelling and all other kinds of water sports. Coral reefs are just minutes off shore surrounding the island 10 to 12 feet deep, visibility up to 80 feet. Corn Island has beautiful and unspoiled beaches, some of them totally deserted with white sand and turquoise waters. More reasons to visit Corn Island include great sea food and good hiking trails. Just 17.5 miles from Corn Island are the Pearl Keys. They are practically unexplored and their clear waters are ideal for fishing and diving. About a mile southeast of Corn Island divers can explore the wreck of Spanish galleon which lies in 20 feet of clear water. Since this area was a favourite haunt of pirates who roamed the Caribbean, it is thought that many other ancient wrecks - some most certainly still containing their rich cargo - lie in the waters off Corn Island.
For centuries, Corn Island was under British domination and served as a refuge for British, Dutch and French pirates escaping the Spanish fleet. Thus, it is not just idle speculation that the waters are the final resting place for countless ships waylaid on the route to Europe.
Two (some days 3) 1:20 hr. flights are available from Managua, operated by La
Costeña. Tourism is just starting even though the beauty of the sea and white sand beaches is incredible.

Architecture

The Cabañas are originally built in 1996 and they are completely renovated in 2008/2009. They are popular with tourists because of their ambiance and privacy. All Cabañas are well equipped and the interiors are decorated with an eye for detail. The Floor space of the private Cabañas measures about 22 m2. The bungalows (which sleep 4 people) measure about 28m2.
In total the resort has capacity for 42 people.
TV, A/C, bathroom and private veranda with hammocks and seats, meet the needs of even spoiled visitors.
The restaurant is called “The Buccaneer” and is popular with tourist because of its fresh, creative dishes. The restaurant can seat 55 and has a multipurpose area and a library. Movie night or live music are a hit on the island during rainy days. The restaurant is built with a typical thatched roof. The leaves originally come from the pacific coast of Nicaragua and have a 10 year guarantee. The leaves keep the restaurant cool on hot days. The bar is built in 2007 and includes all equipment and tools needed by the bartenders. A spacious bar closet presents all drinks and liquors. The bar is
popular with the hotel clients but also with the islanders and tourists.
Residential Villa:
The 2 story villa is built on site in 2003 with a spectacular view on the beach and the Caribbean ocean. The villa is located about 30 meters from thebeach. The house is built with windows all around to guarantee fantastic views on the beach, the ocean and the resort.
The villa has 2 separate living areas for maximum 2 families.

Object description

The Restaurant Kitchen:
The attached kitchen is built in 2008 and is spacious and well equipped with all necessary
equipment and materials. Hygiene and robustness were key focus for the construction of the kitchen.
The kitchen is capable of pushing high quality meals for a full restaurant.

Laundry room : 16 m2
Room for bed linen : 12 m2
Staff room : 8 m2
Cold room for perishable goods : 6 m2
Dry storage room : 6 m2
Large supply room : 30 m2
Souvenir Shop:
The resort has a large collection of handcrafts and paintings, some made by famous painters from
Nicaragua. It is the only souvenir shop on the island. All handcrafts in the shop are hand made by local artists and by use of only local materials. The shop produces fair additional revenue for the resort.
Massage Room
More and more guests were inquiring about the possibilities for massages and so we built a massage room. A professional trained masseuse gives Swedish massage therapy and aroma therapy. The Paraiso massages are now well known and tourists from other hotels on the island visit us for massages. For this reason it is a very welcome additional source of income.
Reception and Office
The resort’s reception is located at the main entrance and is fully equipped with pc, laser printer, copier and scanner. It holds a large space for archiving. State of the art hotel management software keeps track of all reservations and in house guest payments.
Material Storage Rooms
There are 3 storage rooms on site for technical materials, machines and equipment, including one for the emergency back-up generator (75kVA). The generator is maintained in top condition.
Laundry Room
The laundry room is equipped with everything necessary to maintain proper housekeeping for the resort such as professional washing- and drying machines, as well as an automatic ironing machine. The space and equipment are sufficient to accommodate 100% occupancy.

Staff Quarters
There is a staff room present where the employees consume their lunch/dinner. The room is equipped
with basic interior.
Private Well and Water Supply
The resort is in possession of a private well with clear potable water. The well water is used to fill the
water tower (2009) and to distribute warm water to the rooms and restaurant.

Plot of land

Garden and Yard
The property is very blessed with many different fruit trees like coconut, bread fruit, almond,
mango, oranges, lime, banana, plantain, guayaba and many more. In total there are around 50 different fruit trees. The trees produce more than enough daily fruits for the restaurant. There are around 200 coconut trees on the property.
Next to fruit trees there is a large variety of local and imported exotic plants. The yard and gardens are
very well maintained.

Sports and spare time

2 Motorized Boats:
The biggest boat is 28 ft long and is specially designed for tourist handling. The boat has dry
compartments, fishing rod holders, cup holders, stair to climb in from the water and can seat 10 persons comfortably. The boat is powered by a 75 Hp Yamaha engine (built in 2000). Both boat and engine are in top condition and are used frequently.
The boat is used for snorkelling trips, waterskiing, tubing, wake boarding, fishing and tours around the island.
The smaller boat is inflatable with a 15 Hp, 4 stroke engine. The engine is built in 2004 and runs smooth and quiet. The inflatable can seat 5 persons including the driver. This boat is mainly used to accommodate fishing trips or tours around the island.
Next to the 2 boats there is a motor scooter, seats 2 and is built in May 2009. It is the ideal means of transport over the island.
The resort provides a large variety of activities:

Diving and diving courses (in close co-operation with the local dive shop)
All materials and equipment are available in the resort and all are well maintained and ready to use.
