Redstone Golf Park / Armageddon Paintball is a privately owned freehold enterprise sited in the warm Wai-iti Valley approx 30 mins south of Nelson, New Zealand - about half way between the Rainbow Ski fields, St Arnaud winter resort and Lake Rotoiti - and Nelson City; at the top of the South Island. The business is two-fold: the amazing Armageddon Paintball complex and a 9/18 hole golf course covering 33 acres of land supported with BBQ areas, Clubhouse, Owners/Managers residence all maintenance equipment required, irrigation/fertiliser systems, streams, ponds, feature holes and lush maturity after more than 12 years of loving care and development by the current owners in establishing the course and the rocks/waterworks, shrubs, signage and course features; along with in excess of 2500 trees. The owners now have an eye to retirement, and wish to sell their pride and joy to someone wanting a business/home combination in New Zealand, and who would appreciate the privilege lifestyle an investment of this nature can offer.

Actual state of property

The Golf Course is a picture. There are new implement sheds, a Club house area, two BBQ areas, on-course toilets and pump room, irrigation/fertilising systems, all mowers, chemicals, equipment and plant etc. It is a delight to play on and to view, and quite challenging for the golfers - particularly the feature island par 3. There are water features, streams and springs; and new driveway, main gates etc.
The surroundings offr a wonderful site for the main house and the additional Armageddon Paintball business - almost a town in its own right!

There are also older implement sheds and covered storage; and above the clubroom reception area an un-finished self contained flat which has been used, but requires final fit out . Owner can help with this.
The main residence is a two storey timber parapet roof bungalow built in the 1940s, renovated in 1988 and 1992 and having a second storey added in 1997.
Most NZ residences are required to be timber framed , even if the cladding differs. This is timber frame with T&G interior timber finish, and vertical timber battens giving a rustic exterior appearance in
All rooms are on the ground floor, with the exception of a large Masterbed/sitting room with panoramic views on the second floor - approx 50 sq.mtrs. of floor space in this room alone..
The residence is warm(space heater) sound and comfortable; however the decor will not suit everyone and tends to be a little dated. The carpet is quality, but not one run, and is heavily patterned. The home is spacious - currently lived in and eminently liveable as is; but it is likely that re-decoration may be required by any new owner depending on tastes. There is plenty of storage, walk-in pantry etc and a delightful sunroom area with lovely gardens and a walled BBQ area.

Lifestyle

With a land mass larger than Great Britain but with a total population of just on 4 million, New Zealand is all about lifestyle; and the Nelson area particularly reflects this. It is a centre for tourists, holiday makers, wine makers, artists, fruit growers, sailors, fishermen and hunters. Where possible many people live a little out of town to help maintain the relaxed and neighbourly rural lifestyle, and an out of town property that produces some income is a sought after item - hence the popularity of orchards, vinyards, small holdings. Nelson has the highest sunshine hours of any city in NZ and is top of the list holiday spot, and in the top three most desirable areas in NZ for permanent residents, particularly retirees.
Whilst considerable potential for increased income exists with this property, the current level of income (app.NZ$200,000 p.a.gross,) allows for a considerable return to the owners. Whilst definitely a country setting, the Golf Park is only 2 mins from a pub, 10 mins from Wakefield village (pop 8000 and set to double in the next few years with 2000 building sites already developed and selling) Richmond Town (20,000) is only 30mins away and Nelson City just a further 10.mins.
Wakefield offers a pub, grocery supermarket, P.O., Docs. Vets, Schools, Churches cafe, restaurant, chemist . Police station, bakery etc. Richmond/Nelson ( a seaside town, port and marina) offer all usual civic and retail amenities.

Possible usages

Redstone is a Registered Golf Course, but not a Club as such - so does not issue handicaps or have fee paying members. This alone offers a substantial opportunity for improvement. Currently charging just N$15.00 a person approx for 9,18,or even 36 holes ; selling only to casual visitors ( no annual membership income) , not selling alcohol at the bar; no developed restaurant , no real advertising, marketing or push to tournament activity etc,indicates substantial room for increased income without capital expenditure. Further,whilst not a necessity, the opportunity exists for the establishment of up to 7 self-contained accommodation units- something that has been approved in the past by the local authority , and should be again approved on re-application .Such units -even on very low occupancy projections- could easily double the Parks income. Very little equipment hire or instruction takes place. There would be plenty of room for concerts, rallies, twilight and glow in the dark events and the associated income from bar and food sales. Cross-over sales with Armageddon offer further potential. In summary, the propertyy offers a family lifestyle, or retirement interest with income. Living is through the business, and real estate of this type rarely depreciates as local bodies do not now smile generally on sub-dividing to create small farm units, considering them often non - viable.
For those willing to go just a little further, there is plenty of potential - most of which has not been factored in to the vendors sellin price. Adding accommodation units is not unduly expensive given an estimated 2 year amortisation( max) and would add hugely to the capital value of the property apart from increasing the income. Projections (and past permissions)have been assessed on 5 single cabins and two doubles - all self contained .
