Building: the two appartments (connected at the time being) are part of an extension building - (year of construction 2000). The owner of the old standing house is Sigrid Maierbrugger – mother of Udo Kreitmayr. Both buildings share a main entrance, but otherwise are completely separated from another; each appartement has an extra side-entrance of its own; two parking places, a natural stoned terrace and a garden lot belong to each apartment; 16 m² solar collectors provide warm water by sunshine. “Bio-house” only natural materials used – the wooden waling creates a larch wood façade, flax is used to insulate the low-energy house; the applied wooden beams as well as the interior timbering are made of Thoma-wood ( selected native wood, cut off under the “appropriate shine” ( phase of the moon); the interior walls are walled with clay bricks and plastered with clay; natural colours of aurora are used for the wall colour; larch wood ship deck is used for the flooring up to 80% and natural stone Dorfergrün (coming for Osttirol) and Krastaler marble (native marble) up to 20 %; heating is provided through an extensively panel heating (80%) as well as a floor heating (low temperature); the flooring is oil impregnated and the wooden floors are waxed (aurora-oil and wax); the windows are made out of high quality wood-aluminium, illuminate the room thoroughly; the living room is large, and there is also a high winter garden with tropical plants (wooden construction). |

The rooms: the upper living unit (ca. 122 m²) consists of a big living-sitting room with an open adler-wood kitchen unit (Team 7-kitchen equipment) and a winter garden; a bedroom (at the moment used as office) and a small bathroom with water closet and shower; there are also two small front halls and a pantry; the storage room is external accessible; the appartment on the ground floor (ca. 69 m²) (connected to the first floor through a simple wooden stair, at the moment) consists of a living room (children’s bedroom, at present), a kitchen area with a small fitted-kitchen offering dining and sitting possibility, a 12 m² marble bathroom (completed in 2005) with shower, tub and water closet as well as a bedroom with a big wardrobe; a storage room is also available. |
